We are looking for people with 10 to 15 years of
business experience that want to develop a successful
state wide Recurring Revenue Stream Business.
What is a sub-franchisor?
They are Multi Area State Developers owners and have
the rights to the name and systems, that they on sell
to franchisees (in our system that builders).
What are Franchisees?
Franchisees have the rights to use the name and
systems, in our system they are the builders.
Who trains the franchisees?
We have established a training center at 8601 Lincoln
Blvd. Los Angeles, that trains all franchisees, at no
cost to yourself.
Do Multi Area State Developers get training?
Yes at our Los Angeles training center.
Do I get software to operate my business?
Yes
Do the franchisees get software to operate their
business?
Yes, our system is built around the franchisees
operating software, its fully integrated covering all
aspects of construction - sales, quoting, estimating,
scheduling, accounting, contracts, specifications,
colors, management and maintenance.
Do I get manuals?
Yes we have several manuals covering all aspects of
the business for both sub-franchisors and franchisees.
How do I earn the income?
The franchisees pay four percent of turnover to the
sub-franchisor, one percent goes into a separate state
marketing fund and one percent goes to head office to
maintain head office and the training centers, two
percent stays with the state sub-franchisor.
How many homes per year does a franchise build?
The average franchise builds 29 homes per year.
How many homes do GJ Gardner Homes build each year?

How much does the average franchise pay in fees per
year?
Franchisees pay an average of $250,000 per year.
How many franchisees will I have?
We want each multi area state developer to have an
area that can sustain 25 - 30 franchisees in their
business, so some sub-franchisors may have two states
and some may only have the rights to half a state.
How many franchisees do the current multi area
state developers have?
On average they have 15 franchisees each.

How much does it cost?
When you decide you want to join (usually after
visiting our Californian operation) we require $1,000
holding fee and then $14,000 on signing of agreements
and $85,000 paid off over five years, note limited
number at this price and with a pay off.
